What's Standing Between You and Your Real Estate Goals?

Too much analytics, not the right information, not knowing where to start, fear, uncertainty in market, timing? All Real estate investors have been there, here are a few things that will help you reach your real estate investing goals.



Building The Right Team


Real estate investing is a team sport, it is impossible to go at it alone. It doesn't matter if you are new to real estate investing or a seasoned pro, no one is doing it on their own. You must have the right team of professionals around you in order to succeed. It starts with the right real estate agents/brokers who know the markets, demographics, and have access to deals both on and off market. They are a key piece to your real estate success. In addition to agents/brokers, you need great attorneys, title companies, engineers, etc.


And never be afraid to bounce ideas off of your team, that is the specific reason you have them. They have experience in the areas you do not and by working close with your team, you will be smarter for it. Remember, each deal is different with a unique set of obstacles, just because you haven' experience it before, doesn't mean someone on your team hasn't.

Running Your Numbers

Understaning a deals financials is one of the most critical points of the process. If you fear you do not have a great grasp on this aspect, keep running the numbers on deals. The only way to become great at something is to do it over and over. Keep running numbers on deals until it becomes second nature. Even today, after being a real estate investors and developers for over 20 years, I still calculate between 5 - 10 deals each day. It's not that I love dealing with numbers (trust me I don't), but it keeps my skills sharp. Additionally, when it is my money and name on the line, I need to make sure the deal is solid.


Mastering this skill will remove a huge amount of uncertainty from your mind and will help you reach your goals faster and with a high level of confidence.


Access To Capital

Access to capital is a piece of the process that many take for granted. Investors, especially investors in the beginning stages with a few deals completed, think that the capital provider they have been working with will do all deals for them and that is not the case. Each lender has different parameters that they go by when assessing deals and the types of properties that they will lend on. Building a robust roster of lenders that you work with, traditional banks, private lenders, hard money lenders, mortgage brokers, etc., and knowing what their specialty is, will save you time, money, and increase your ability to close more deals and grow your portfolio quickly.
