With real estate investing, there are many things needed to keep the ball rolling. Especially when you are starting out, it is a tremendous undertaking. Here are a few of the more difficult issues at play no matter what stage of real estate investing you are in. One component of all of these is what will really set you apart from the competition and scale your portfolio faster.

Learning The Market

When entering a market, you must learn everything there is to know about it. Property prices, rent and expenses, recently sold properties, demographics, anticipated changes to the area (New developments, new businesses coming, businesses leaving, jobs, stability, demand, etc.). This requires you to do your homework, but immerse yourself in the area and become the authority.

Build Your Network

You cannot do it alone. You must meet and become familiar with the right players in that market. Brokers, Lawyers, Government Officials, Landlords, Etc. And more so than just knowing them, you have to be revenant to them so that they know to go to you when opportunities come about. You have to be ready, willing, and able to get a deal to the closing table.

Access To Capital

This is the most important part of the process. If you do not have access to capital, you cannot get deals completed. The network you are building won't take you serious if you can't get deals done and you will be forgotten about fast. Line up your capital providers ahead of time so that you don't lose out when the deals arise.

Don't wait until the deal is in front of you to try to get the capital you need. Cultivate a relationship with various capital providers so that you can act fast when a you have a solid deal in place.
